  • A 20%, non-refundable deposit is required within 7 days of booking confirmation to secure the requested dates. Payment of the deposit is acceptance of these Terms and Conditions.
  • For all bookings, balance of the rental amount must be received in full 30 days prior to occupancy, if not, the owner has the right to cancel the booking and attempt to relet.
  • All payments are to be made in either $AUD or $USD via electronic transfer, with all associated charges and fees to be covered by the guest.
  • All published accommodation rates attract a 7% service charge
  • Rates and taxes are subject to change without notice.
  • Cancellation, if caused by the client, will be non-refundable unless the villa is re-let for the entire period to an equivalent value or more. If a refund of the balance is made due to the property being relet then a 20% cancellation fee will apply.
  • The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
  • Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with in advance.
  • The price charged is for domestic use only and is not commercial. Accordingly this rate does not allow for extra wear associated with excessive functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Commercial/large functions must be agreed upon in advance any associated fees paid prior to occupancy. Use contrary to this may result in additional payments, termination of rental and/or loss of bond.
  • Damage, Breakages, Theft and Loss are the guest’s responsibility during their stay. Property damage and/or excess cleaning beyond the value of the bond must be paid for by the individual(s) whose name(s) are on the accommodation booking and will be added to the guest account. Guests are expected to utilise the equipment in the Villa in the appropriate and safe manner
  • Arrival – check-in time is from 2pm onwards unless an alternative time is arranged in advance.
  • Departure – the villa should be left in a similar state to its condition on arrival. Check-out time is 10am unless a later time is arranged in advance. This allows time to prepare the villa for the next guests.
  • Excessive disturbance to our neighbours is prohibited and may result in termination of rental and loss of bond.
  • A security bond of US$500 or 10% of the total fee, which ever is the larger amount, is payable with the final balance. Bond will be refunded within 7 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc. The remaining bond is deductable from the value of any food or beverage purchased from the villa.
  • Guests 18 years and under must be accompanied by a parent or guardian, +25 years of age for the full duration of the stay.
  • Pets are not allowed.
  • Smoking is not allowed inside enclosed areas of the villa
  • Variations to these conditions may only be made by prior arrangements with the owner in writing.
  • The Owners maintain the right to refuse and accept bookings without explanation
  • Loss – the owners take no responsibility for the tenant’s personal property, injury, sickness, additional expense or inconvenience that is directly or indirectly as a result of use of the property, plumbing, gas, electrical or otherwise, including exceptional weather conditions.
